Do I need a Home Inspection?

Answer:
It’s always a good idea to have a house inspected

before you buy. A professional home inspection gives you a thorough, unbiased report on the overall condition of the property.  Though a home inspection is not required by law it is a smart investment.

The home inspector will evaluate the physical structure and major systems such as plumbing , electrical , and heating and cooling .

The inspector will also indicate items that need repair or may in the near future. An inspection may uncover problems that neither you nor the seller is ware of. Note that an inspection is not the same as an appraisal. Appraisals provide an estimate of market value, whereas inspections deal only with the home’s condition.

Expect to pay anywhere from $200-$1500 depending on the size of the home.  Though $200 is a lot of money, especially when one is saving for a new home I believe it is a very good investment that could save you a significant amount of money and head aches!

What is a Home Inspection?

Answer:
Before committing to the purchase of a home, it is

recommended that a home inspection occur before papers are signed but after an offer is made.  A home inspection involves the examination of a home from top to bottom, to evaluate whether the home is safe and free from damage.

A professional home inspector is called to make this evaluation. 

The home inspection generally begins with a walk through the house, looking for mechanical or structural deficiencies in the supports, wiring, and structure of home. 

The examination is then expanded into the attic and down into the basement , if there is one, to check for foundational deterioration. 

A home inspection will also include inspection of the roof to check for leaks and damage, with the final investigation concluding with inspection of systems like air-conditioning units and heating systems .  Once a house has passed its home inspection, it is safe to sign the papers.
